How it’s worked out

Net rent after vacancy, management and running costs, less loan repayments, gives the pre-tax cash flow.

The tax effect compares your tax on your salary alone with your tax once the property’s result — rent less interest, costs and depreciation — is added, using the 2026–27 resident rates and the 2% Medicare levy. Only the interest part of a repayment is treated as deductible.

This is general information, not tax advice. Offsets, levies and your circumstances change the result; speak to your accountant.
